Terms of Service

These Terms of Service (the “Terms”) are an agreement between you and CasaSheet (“CasaSheet”, “we”, “us”), covering casasheet.com, the one-page reports it generates (each a “sheet”), and everything we offer through them (together, the “Service”).

By creating an account, generating a sheet, or opening a sheet someone shared with you, you accept these Terms. If you are using CasaSheet on behalf of a brokerage, team or company, you confirm you are authorized to accept these Terms for them. You must be at least 18.

CasaSheet compiles publicly and commercially available information about an address onto a single designed page: schools, dining, everyday convenience, parks and market context. It is an informational and marketing tool. It is not:

• an appraisal, a valuation, a comparative market analysis, or a broker price opinion;
• a home inspection, a title report, a flood determination, or an insurance quote;
• legal, financial, tax, investment or real estate advice;
• a substitute for your own due diligence or for a licensed professional.

Using CasaSheet creates no agency, brokerage, fiduciary or client relationship between you and us. We are not a real estate brokerage, a lender, an appraiser, or a consumer reporting agency, and a sheet is not a consumer report under the Fair Credit Reporting Act. Never use a sheet to make or inform a decision about anyone’s eligibility for credit, insurance, housing or employment.

Some features need an account. Keep your credentials secure. You are responsible for what happens under your account. Give us accurate information, keep it current, and tell us promptly at info@casasheet.com if you think someone else has access.

An account is for one person. Sharing a single login across a team is not permitted; each person needs their own.

• Free accounts can generate sheets for any US address, with certain sections obscured until you subscribe.
• Paid plans are billed in advance on a recurring basis, monthly or annually as you choose, and renew automatically until you cancel.
• Payments are handled by our payment processor. We never receive or store your full card number.
• Cancel any time from your account or by emailing info@casasheet.com. Cancelling stops the next renewal; your plan stays active through the period you have already paid for.
• Payments are non-refundable except where the law requires otherwise or where we decide to make an exception, and we do not pro-rate partial periods.
• Prices can change. We will give at least 30 days’ notice before a change affects your renewal, and you can cancel before it takes effect. Prices exclude taxes unless stated; any applicable tax is yours.
• If a payment fails we may suspend paid features until it clears.
• Fair use. A plan described as unlimited is for ordinary individual professional use. Automated, bulk or resale-scale generation is not ordinary use, and we may rate-limit it or ask you to move to a different arrangement.

Sheets are compiled from third-party data providers and public sources. We do not create that data, we cannot independently verify it, and it changes constantly.

• Information may be incomplete, out of date, approximate or simply wrong.
• School assignments and ratings change. Confirm enrollment boundaries directly with the district.
• Businesses open, close and relocate; counts and distances are approximate and generally straight-line.
• Market figures describe an area, not a specific property, and are not an appraisal or a valuation of any home.
• Coverage varies by address; some sections may be thin or unavailable in some places.

Every sheet names its sources and the date its data was current, and carries full disclosures on page two. Verify anything you or your client intend to rely on. If you hand a sheet to a client, you are responsible for what you represent to them about it.

CasaSheet supports the Fair Housing Act and equal opportunity in housing. Sheets describe places, not people.

A sheet must never be used to steer anyone toward or away from a neighborhood on the basis of race, color, religion, sex, sexual orientation, gender identity, disability, familial status, national origin or any other protected characteristic, and never as a proxy for those characteristics.

If you are a licensed professional, you remain responsible for complying with fair housing law, your license law, MLS rules and your brokerage’s policies in everything you generate, share or say about a sheet. Do not use the Service in any way that would violate them.

Sheets you generate are yours to use commercially: print them, hand them to clients, attach them to listing emails, post them on social media, put them in your marketing. No extra license to ask for.

Two conditions:

• Keep the “Powered by CasaSheet” line and any CasaSheet marks intact on sheets you share or publish. Branding options, where we offer them, work through the features we provide.
• Do not present a sheet as your own independently verified research, or as the product of a licensed appraisal.

You may not resell sheets as a standalone product, and you may not extract the underlying data from sheets to build or improve a competing dataset or service.

Do not:

• scrape, crawl or run automation against the Service, or generate sheets in bulk;
• reverse engineer or attempt to derive our source code, design files or data pipelines;
• resell, sublicense or offer the Service to others as your own;
• probe, scan, overload or interfere with the Service or its security;
• upload anything unlawful, infringing or malicious;
• enter an address in order to harass, stalk, target or endanger anyone, or to build a profile of a person;
• use the Service in violation of any law or of these Terms.

We may investigate suspected violations and suspend access while we do.

The Service (the software, the sheet design and layout, the typography and visual system, the CasaSheet name and marks) belongs to us or our licensors. These Terms grant a limited right to use the Service and the sheets you generate as described above; nothing else transfers. Third-party data stays the property of its providers and is licensed to you only as part of a sheet.

Every sheet has a share link, and anyone who has that URL can open the sheet without an account. That is what makes a sheet shareable. Treat a share link as public. Do not put anything on a sheet you would not want a stranger to see, and be deliberate about who you send it to. We may remove a sheet or disable a link at our discretion.

CasaSheet is actively being built. Features change, and sections may be added, altered or removed. We aim for the Service to be available and correct, but we do not guarantee uninterrupted or error-free operation, and we may run maintenance or change data providers at any time. You can stop using CasaSheet and close your account at any time. We may suspend or terminate access if you breach these Terms, if the law requires it, or if your use puts the Service or other people at risk. If we terminate your account without cause, we will refund the unused portion of any period you have prepaid. Any section that by its nature should survive termination does.

THE SERVICE AND EVERY SHEET ARE PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE AND NON-INFRINGEMENT.

WE DO NOT WARRANT THAT THE INFORMATION ON A SHEET IS ACCURATE, COMPLETE OR CURRENT, THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE, OR THAT ANY RESULT WILL BE OBTAINED FROM USING IT. Some jurisdictions do not allow certain disclaimers, so parts of this section may not apply to you.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, CASASHEET WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR ANY LOST PROFITS, LOST COMMISSIONS, LOST DATA, LOST BUSINESS OR LOST OPPORTUNITY, ARISING OUT OF OR RELATING TO THE SERVICE OR TO ANY INFORMATION ON A SHEET, EVEN IF WE HAVE BEEN ADVISED THAT SUCH DAMAGES ARE POSSIBLE.

OUR TOTAL LIABILITY FOR ALL CLAIMS IN ANY 12-MONTH PERIOD IS LIMITED TO THE GREATER OF THE AMOUNT YOU PAID US DURING THAT PERIOD AND ONE HUNDRED US DOLLARS ($100). These limits apply to the fullest extent permitted by law and do not limit liability that cannot be limited.

You will defend and indemnify CasaSheet against claims, damages, losses and costs (including reasonable legal fees) arising from your use of the Service, the way you present or distribute sheets, or your breach of these Terms or of any law, including fair housing law and real estate license law.

These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-law rules.

Before filing anything, email info@casasheet.com and give us 30 days to put it right. Almost everything ends there. If it does not, the state and federal courts located in Virginia have exclusive jurisdiction, and both of us consent to venue there. Claims must be brought individually and not as part of a class or representative action.

We may update these Terms. The effective date at the top changes with them, and for material changes we will give notice in the product or by email before they take effect. Continuing to use CasaSheet after that means you accept the update. These Terms, together with the Privacy Policy, are the entire agreement between us about the Service.
